Three-storey, multi-occupancy building on track to provide fully fitted laboratory suites for fast-growing life science community within the Cambridge cluster

Cambridge, UK, 5th June 2024: Chesterford Research Park has announced the appointment of Glencar to undertake construction of its new Sidney Sussex Building, which is expected to deliver over 60,000 sq ft of laboratory and office space.

Owned by Aviva Investors, the global asset management business of Aviva plc, alongside Uttlesford District Council, Chesterford Research Park provides 250 acres of advanced laboratory and office space for biotechnology, pharmaceutical and technology R&D companies of all sizes to prosper.

Under current proposals, the Park will increase its capacity to approximately one million sq ft, of which approximately 350,000 sq ft is already occupied. The new three-storey Sidney Sussex Building, which is expected to be ready for occupation from Q4 2025, is expected to deliver an additional 60,000 sq ft across ten individual, flexible R&D suites ranging from 2,226 sq ft to 8,409 sq ft.

Each fully fitted suite will comprise wet laboratory space with benching, sinks and fitted fume hoods, as well as heating and cooling systems, with separate open plan office areas completing the layout. Suite design is fully flexible, enabling suites to be combined to facilitate larger requirements. In addition, the Sidney Sussex Building will also include a dedicated suite of communal meeting rooms.

Sustainability is a fundamental element in the building’s design, which includes the selection of renewable energy sources for its ongoing energy needs, and daylighting strategies to minimise carbon emissions. Ecological enhancements will include significant tree planting, bird and bat boxes and provision for a new pond, enhancing the existing parkland setting currently enjoyed by occupiers.

The new 60,000 sq ft building will further enhance the versatile range of research and development facilities at Chesterford Research Park, which includes bespoke laboratory HQ spaces as well as fully fitted laboratory suites within the multi-occupancy Emmanuel and Science Village buildings. This range of accommodation has created an exceptional environment that can truly offer flexibility and scalability of space for both established ventures as well as those just starting out.
