Our Chief Technical Specialist, Richard Dickinson, has over 30 years’ experience as a facilities manager and has worked for more than 40 years in the life science sector.
Richard has been with One Nucleus for 17 years and has worked with over 40 companies in this time with many companies returning for his services.
Services
Richard can help you find the lab space to meet your needs; he often hears about space being available before the Agents, especially sub-lets.
Fit-out Project
If the space needs some changes, Richard can sit down with the client’s team, generate a CAD plan that will include the workflow, the laboratory furniture, office furniture and equipment placement.
- Generate a Scope of Works from the CAD plan to be able to go out to tender
- Help with any Licence to Alter requirements from the Landlord
- Project Manage the fit out works
Moving Project
Not all clients have the experience or personnel to organise the move process, Richard would:
- Meet with the client and discuss the move plan i.e. over a weekend, during week, who is packing etc.
- Organise the list of equipment to move and highlight which equipment is under warranty or on a service contract so these companies can be contacted to discuss who and how this equipment can be moved without invalidating warranties or the service contract.
- Organise the list of chemicals including MSDS for the removal companies.
- Obtain quotes for the move from removal companies.
- Participate in the movers committee meetings with the end users.
- Organise the appropriate decontamination certificates for the equipment to move and the laboratories.
- Work with the chosen removal contractor and end users to build a relocation project plan.
- If applicable liaise with the Building Contractor to help achieve the relocation project plan in the time frame.
- If required help on the move days
Dilapidations
Richard can help with the dilapidation process at the previous premises and organise the Schedule of Condition on the new premises.
On site Facilities Management
Not all clients have a facilities manager so Richard can:
- Meet with the client and discuss which building service contracts are required i.e. fire alarm, intruder alarm (access control and CCTV), cleaning, pest control, lift(s), ventilation, heating and cooling, Legionella, plants, landscaping, waste removal – general, recycle and hazardous, engineering insurance
- Organise quotations for all the building service contracts.
- Organise a schedule for all the service contracts and try and get engineer visits for when on site
- If required organise service contracts for laboratory equipment, quotations and schedule service visits.
